Lifschutz Davidson Sandilands (LDS) has completed the development of Eldon House workspace in the City of London for the developer CLI Dartriver, in a project that celebrates the character and original features of the former Edwardian furniture warehouse.
LDS’s renovation is a reimagined building of two halves and integrates the original 1907 Edwardian offices and warehouse,which are wrapped around a corner pub.
The interior has been stripped back to reveal brick walls, period details including wrought steel stairs, cast iron columnsand the WW2 bomb damage repairs, while the reception inside the Eldon Street entrance and staircase have been fully remodelled, revealing original marble floorsand celebrating period details.
A shared communal terrace on the sixth floor has been designed for al fresco drinks, and a glazed curtain wall pavilion with private terrace has been created on the seventh floor with terrace planting and a green roof.
Challenging internal transitions between the old warehouse and offices have been remodelled to create adaptable workspaces, and fitted out with celebrated furniture of the 20th century, in part with Vitra.


The desk, credenza unit, and shelving in the reception were designed by LDS and delivered by joiner/furniture maker Joe Mellows.
Also included are additional furniture pieces such as by Ronan & Erwan Bouroullec, Fritz Hansen, Florence Knoll, Charles & Ray Eames, as well as Gio Ponti pendant lighting, Louis Poulsen and Gio Ponti table lamps, Alvar Aalto (Artek) lighting.
Existing glazing has been replaced with high-performance slimline metal windows.
All the fabric and embodied carbon has been retained and the building extended by approximately 1,000ft2. Window sills have been dropped to increase daylight, boosting environmental performance to EPC A.
New tenants already committed to the eight-storey building include an engineering consultancy, property consultants, and a software business, while the third floor is occupied as a showroom for Vitra furniture.
