Miller has converted the top four floors of the Omni structure into 320,000 square feet of Class A office space featuring sleek glass exterior. Miller was appointed by developer Argent Ventures for this modernization project. The renovation project was designed by Robin Bosco Architects and Planners.
The new glass-skinned office structure is the result of a complex, 24-month reconstruction project. Miller has modernized five floors on the south end of the property. The second phase will include renovation of approximately 280,000 square feet of retail space on three floors directly north of the office space.
Miller employed innovative approaches to link the mall’s three independent structures, which were built at different times. The team of Miller devoted a great deal of time in preconstruction, analyzing cost-efficient ways to design the mechanical systems as well as the exterior building envelope. After much analysis, the firm has used a uniform glass and glazing facade around all three buildings. The internal structures and building systems also exhibit other solutions.
The transformation and regeneration scheme also sports some ‘green’ features. A heat-reflective roofing system and low-emission exterior glazing are used to reduce the amount of energy needed for air conditioning. Building energy management system is installed to monitor and optimize the building’s energy use.
Omni International Mall, opened in 1976, has been a ‘dead mall’ since 2000. The new scheme has given a rebirth to the redundant mall.
