The 22-level mixed-use property will sport 301 residential units, and office space spanning over an area of 39,000 square feet. The tower will also feature 13,500 square feet of retail area in its ground level, as well as a public park covering an area of 21,000 square feet.
The new facility will recreate the original 1920s Spanish-style architecture facades along Sunset Boulevard and portion of its Gordon Street frontage replicating the Old Spaghetti Factory building which formerly occupied the site. The third and fourth levels of the new building will comprise office space. Its five through 22 floors will feature premium residences which will offer panoramic views of the surrounding area. The building will imbibe various facilities to serve the residents of these units which includes a pool deck on the fifth storey, a business center donning a conference room, and a fitness center.
Further, several materials from the old building such as the original heavy timber trusses and a fireplace mantle from its central hall will be restored and reused during construction of the new facility.
Construction of the new mixed-use development is due for completion by the first quarter of 2014.
