This community will be located in the historic Wadi Hanifa preservation area on two adjacent parcels of land: a smaller area in the lower portion of the Wadi and a larger area above the Wadi wall.

The design will focus on the climate and culture, emphasizing on the watershed ecology and the historic qualities of the regional ‘wadi’ environmental system.

The first community will have villas and apartments with architectural elements of Southwestern United States design and traditional Saudi architecture. It will be a high security gated community for SABIC expatriate employees and short term visitors to SABIC offices. The second community will include residential units for local, permanent employees of SABIC who are eligible for home ownership under the SABIC Home Ownership Plan (HOP).

The central area between both the communities will be a public use green area with a public access road connecting the upper and lower residential areas.

The total site will be nearly two million square meters including housing, retail, schools, mosques, parks for sports and open space trail system.
