Working for Standard Life Investments, the project involves re-configuration of the internal spaces of the building and addition of another floor at roof level to the five-storeys located at St James’ Conservation Area of Mayfair.
Under the terms of the contract, the company will modernise the building by installing new flooring and suspended ceilings, and upgrading the mechanical and electrical services. The renovation and expansion is targeted for BREEAM ‘very good’ rating.
The new sixth floor, which will be built by ISG, will have steel frame extension. The space will be completely glazed and create an additional 44,255 square feet of contemporary open plan office space, which increases the building’s floor area by approximately 32%. Additionally, the company will redo the entire façade of the building, which will feature new glazed units in place of old windows. The new glazed units will cantilever out to 700mm.
ISG will also repair the stone cladding of the building. Additional work involves creation of a glazed reception area at the ground level and installation of three new lifts. The company will also build new toilet core at the sides of the building.
The project is slated for completion in mid-2013.
