The project involves redevelopment of the existing St John’s Hill Estate in Clapham Junction into a thriving community offering residential and commercial spaces.

The project will deliver 527 homes at the site, of which 53% will be affordable units; a 530 square-metre community hub at the centre of the development; and 569 square-metres of commercial units, which will be located opposite Clapham Junction railway station, around an entrance plaza.

Peabody will also develop high quality open space, including a new public route from the railway station to Wandsworth Common and a new public square. A children play area will be built as a part of the new development. The commercial part of the development will consist of shops, cafes, restaurants and offices.

The project involves development of five new buildings, varying between four to twelve storeys. The new buildings will replace the old buildings and will be built around two new public squares and a network of pedestrian routes.

The development will be characterised by tree-lined boulevard that will run north-south through the site, via the two new public squares. The boulevard will create a new public route between the Brighton Yard entrance to Clapham Junction Station and Wandsworth Common. The existing wall around  the St. John’s Hill Estate will be removed and replaced with front gardens to the new homes, which will integrate the site with the surrounding area.

The current estate was built in 1936.
