Transformed from a Redevelopment Authority garage into an attractive, well-lit residence, the $19.5 million project will be a six-storey residence. Designed by WRT Design, it will feature 56 one-bedroom units, each with oversized windows.
Located at 249 South 13th Street, in the heart of the Philadelphia Gayborhood, the establishment will be an Energy Star 3.0 building, which will feature a vegetated green roof and solar thermal hot water system. It will also feature a 5,000 square feet enclosed courtyard, including raised beds for senior-friendly community gardening.
To host public gatherings, it will offer multi-purpose public spaces to be shared by residents and the larger community. It is also planned to include a 2,000 square feet of rentable ground floor retail space with substantial frontage.
The project will be co-developed by the dmhFund and Pennrose Properties. Financing for the $19.5 million project was provided through a Philadelphia HOME grant, Pennsylvania Redevelopment Assistance Capital Program funds, and Low-Income Housing Tax Credits. Domus Inc. served as the general contractor.
