To be Doncaster’s second low-carbon community, Carr Lodge will consist of 1,500 mixed tenure homes. Designed to be ‘Lifetime Homes,’ all homes will be constructed according to the Government’s Code for Sustainable Homes level 3.

To be developed in phases, the proposed scheme will construct 334 homes in the first phase with the construction work on the first phase of the site to start in March 2013.

The scheme will feature a new single carriageway spine road, which will link the roundabouts at either end of Woodfield Way, adjacent to the Tesco Supermarket in the south and the Holiday Inn in the north in Balby. The new residential community will also feature a new main street and village square incorporating shops and a community hall. Apart from that the project will also feature a children’s nursery, a primary school, youth club, sports pitches, play areas and a linear park.

The Homes and Communities Agency (HCA) appointed housing and regeneration specialists Keepmoat as its preferred developer in the first phase, which will see the development of 172 homes at Carr Lodge. A further 132 larger homes and 30 self-build housing plots will also be delivered with support from Strata Homes.

Encouraging walking and cycling and providing connections to local facilities, the Carr Lodge will include a network of high-quality green routes.
