Located in a commercial district to the south-west of Nicosia, the mixed-use 37,800m2 project has a special focus on natural ventilation.
It includes offices, luxury apartments and a series of retail units along with open-air decks, high above ground level. The Tower also includes space for car park.
The floor plates of the flexible office spaces in the Tower can be sub-divided into the number of tenants per floor with a shared lobby area. There is also the potential for a single tenant to take over an entire level.
The Tower features a double skin curtain wall system of horizontal louvers, the outer skin of which, protects the double glazed inner façade and provides natural ventilation to the inner space.
The interior space is resonant with natural daylighting and ventilation, with the ceiling void minimised to contain the lighting layout and sprinklers.
The sail-esque shade structure incorporates passive design solutions and building integrated services to keep the energy demand low.
Hakim Khennouchi, Design Director at Atkins, explains: “As with all our architectural projects, spread across 150 countries around the world, Santa Roza is designed to respond to the demands of climate, culture and economics. It features an integrated design approach to create a fresh, inspirational work environment which is also cost effective in terms of operations and maintenance.”
Construction for the building is expected to start soon, with the project aiming to unify the long divided Greek and Turkish communities of Cyprus.
