Dubai Pearl comprises four mixed-use towers connected together from base and sky-bridge at the top. Set for completion in 2013, the tower boasts easy access from arterial highways – Sheikh Zayed Road and Al Sufouh Road – and the elevated ring road. The project is strategically located within the Dubai Technology & Media Freezone . Buildings and streetscapes are designed in classic European architectural style.
Adhering to the guidelines of the LEED Green Building Rating System, Dubai Pearl will use environment-friendly technologies to conserve energy, recycle water and re-use assets. The tower is designed to reduce electricity, gas and water used by the community.
Large scale solar-boosted hot water generation plant, high efficiency building facade, optimized ventilation system for one of the largest undercover car-parks in the world, extensive grey water collection and re-use, green roofs and heat recovery systems will be integrated into the development.
A waste management plan will be maintained by Dubai Pearl development in order to ensure that recycling of material is maximized and targets that encourage, minimize and avoid waste are identified. All demolition waste from the site clearing will be reused by Dubai Municipality for land development work.
Recycling facilities for paper, glass and food-waste will be installed at the site. Over 50% of the site area is designed to be public open space, and almost 45% will be landscaped. Dome International, a leading UAE-based environmental service provider, conducted an environment impact study for this development.
Column free rectangular space and forms will allow complete flexibility of use and capture unobstructed views. At street level, a low rise city center will interact harmoniously with the symbolic tower and landscape to create a unique character and sense of place.
