The building was designed by Noritake Associates and is located in a park-like setting within the Fairview Park campus. The landscaping was designed by Rhodeside & Harwell and features local species of plants, a rain garden and a storm water retention pond, all of which eliminate the need for site irrigation. The facility consumes 46% less water than facilities of a comparable size.

2900 Fairview Park Drive houses HITT’s corporate headquarters. The building incorporates several green features including an efficient lighting design, a white-roof membrane that reflects light and heat in addition to higher-efficiency HVAC equipment that is expected to save around 20% in electrical costs. The construction process also utilized reclaimed and locally-sourced building materials along with low-maintenance interior finishes.

The facility is also conveniently located close to public transport that allows it to encourage use of alternative transit modes to reduce carbon footprint. Most amenities needed by employees including a fully-equipped fitness centre, café, ATM and dry cleaning service also help in reducing travel and thus reducing the carbon footprint of the occupants.
