Located on the corner of Regent Street and Margaret Street in central London, 33 Margaret Street has been recently redeveloped by amalgamating three existing structures into a single, commercial office property. According to a fast-track, 18-week Cat A to Cat B fit out programme, ISG will renovate seven stories totalling 88, 000 square feet, out of eight stories being taken on lease by Savills.

Designed to provide a spacious as well as functional office space, the fit out programme will create a client business café, and conference/presentation suite with bi-folding wall for enhanced flexibility. Apart from that a new feature staircase will be installed, which will rise from ground to first floor level.

At the first floor level, support staff accommodation and a high specification meeting suite with video-conferencing facilities will be created. The seventh floor will feature client meeting/dining rooms.

The remaining accommodation will be mainly open plan in configuration, with internal meeting rooms, tea points, collaboration zones, hot desk facilities and quiet areas, as well as specialist reprographics and roller racking storage areas.

To be delivered according to exacting standards, the high specification fit out includes the installation of solid timber floors, use of fabric and timber acoustic ceiling finishes, lacquer and fabric panelling, specialist wall coverings, polished plasterwork, bespoke veneers and natural stone.

In addition to that, the fit out also includes a large mechanical and electrical package, with the installation of specialist lighting, small power and data infrastructure along with the provision of efficient chiller and condenser units.
