The 90,000 square feet corporate headquarters of Serta – one of the leading manufacturers of mattresses for hotels and motels – is situated on a 17-acre parcel Prairie Stone site, which makes the most of a protected wetlands area, enabling all work spaces to feature vistas to the outdoors.  

Part of an eco-friendly business park, the wetlands feature of the site is also an important component of the storm water management system. The end result is that the building emerges from a sea of green prairie grass. 

The HQ contains a 10,000 square feet basement area, a 20,000 square feet research & development center, and 60,000 square feet of presentation, showroom and office areas.  

The edifice’s architectural mass focuses on office work area and research and development spaces, which are two primary programmatic functions. The office work area enables visual access to the wetlands and daylight penetration as it is situated in the linear ‘bar’ structure that stretches along the site’s property line, opening up to the wetlands area. 

The edifice with research and development space is developed to engage the ‘bar’ structure at the building’s programmatic center. 

The second floor leads to an outdoor deck space that is enveloped by a sunshade canopy which features a design that is inspired by Serta’s interest in fabrics and textures. 

Epstein has also provided design and engineering services for the main structure’s data center with 1,100 square feet of area. Based on Tier II norms, the computer space with elevated floor contains low impedance grounding, preaction/gas fire protection systems, computer room HVAC, generator and UPS. The computer area’s power requirements are designed at 100 watts per square foot.
