Located at 225 Schilling Circle in Hunt Valley, the Schilling Green II is the transformation of an outdated single-storied warehouse into a green building. Featuring contemporary design and state-of-the-art building technologies, Schilling Green II is a four-storied Class A office building completed by Merritt Properties in 2012.

With an aim to receive LEED Platinum certification, the project has used various green techniques in its development. It has used the crushed concrete, masonry and asphalt from the existing building and parking lot as aggregate for the new site. Throughout the demolition of the existing facility and construction of the new building, more than 95% of all waste was recycled.

The other green features of the building includes the innovative under floor air distribution (UFAD) system, which offers the most tangible benefit to building occupants by delivering fresh air directly to the breathing zone and allows employees to independently adjust the airflow within their workspaces to provide greater thermal comfort. The UFAD’s modular access flooring also facilitates data cabling and accommodates an array of workspace configurations.

In addition to the green attributes mentioned above, the building also features white TPO reflective roof as well as a section of green roof. The irrigation water use has been reduced by 59% through weather stations, efficient heads and drought-tolerant landscaping. Potable water usage also reduced to 48% by using water-free urinals, metered faucets and dual flush toilets. Building energy usage reduced by 28% below ASHRAE 90.1-2004.

The building’s 25 kW photovoltaic array and a solar hot water collector heats the building’s domestic hot water. More than 30% of the building materials contain recycled content with more than 25% of the building’s materials extracted, processed and manufactured locally. The building has used all low-VOC materials during the construction.

Adding more to the green elements, the building also features two electric vehicle charging stations and 17 hybrid vehicle parking spots, CO2 monitoring system, and Green housekeeping.

In addition to the LEED-CS Platinum certification, Schilling Green II also won Green Project of the Year and a Merit Award in the General Contractor New Project over $10 million category from ABC’s Baltimore Metro Chapter.
