Designed by architectural practice David Schwarz, the new development includes addition of a 1,800 seat multi-purpose auditorium, a 3,600 square metre exhibit hall and a new three-storey, 7,500 square metre municipal office building for city employees.

Featuring a redesigned sensitive exterior, the Gaillard Center will include a two-storey atrium grand lobby which will connect the performance and exhibition halls. The balcony lobby at the Galliard Center will be sky-lit . It will also include three new patron lounges, and new ADA-accessible entries as well as four patron elevators.

The design of the 1800-seat performance hall will echo classic Charleston design. To enhance the experience of the audience, it will feature state-of-the art theatrical lighting, sound and rigging systems. The oval hall will be wrapped by three balconies.

The ballroom/exhibition hall would be redesigned as a flexible, open event space. The enhanced 15,000 square feet room can be divided into three smaller spaces with expanded restrooms. It would be fully carpeted with upgraded décor and lighting for corporate and social events. It will also feature full banquet kitchen with improved loading facilities.

The 10,950 square feet level Event Lawn will be built adjacent to the exhibition hall for indoor/outdoor events, receptions and lawn performances.

The project will be developed to achieve LEED Silver certification. Construction on the project will begin in August 2012, and is slated for completion in December 2014.
