Bank of America Plaza is an iconic, 55-storey office tower located in the Bunker Hill section of downtown Los Angeles. Various sustainable features were incorporated to earn LEED certification.
A new cogeneration plant in the facility lowers energy demand charges and uses waste heat for cooling. A new Energy Management System (EMS) is incorporated in the facility to enhance indoor air quality. Efficient HVAC system ventilation filtration uses 100% of outside air for cooling. High-efficiency lighting systems and occupancy sensors, and sustainable cleaning products, materials and procedures are used in the building.
The office tower also features a new garage carbon monitoring system to ensure proper ventilation. Additional sustainable features include: Utilization of the MACH energy use tracking tool; indoor and outdoor water efficiency resulting in 22% reduction in water consumption; and education guidelines for tenants on utilization of sustainable renovation materials and practices both in operations and tenant construction.
Prior to achieving LEED certification, the building had received the Environmental Protection Agency’s ENERGY STAR award every year since 2006, and currently has an ENERGY STAR score of 92 out of 100.
