The Victoria Garden scheme is a three-storey building, which offers 34 residential units that have been developed for seniors, low-income families and people with disabilities. The development includes 18 one and 16 two-bedroom units, of which four are barrier-free.

The development incorporates a host of sustainable features that makes the operation cost of the building low. The building incorporates measures to increase the insulation by using insulated exterior stucco system, underslab insulation, and spray foam insulation. The increased insulation cut backs the dependence on electricity for heating and cooling purposes.

Additional energy efficiency is achieved by the use of energy-efficient CFL lighting for illuminating the building and use of energy-star-rated appliances. Further, the energy star windows assist in controlling temperature and energy usage.

The company has also used low emission paints and interior finishes, which assist it to maintain a superior indoor environment. The water consciousness of the scheme is translated via use of water-efficient plumbing fixtures and adoption of water recycling program. To further increase its green credentials, the development also used regionally sourced products.

The project was supported by a grant of more than CAD4.1 million ($4.13 million) from the Government of Canada and the Government of Alberta, under the provisions of amended Canada-Alberta Affordable Housing Program Agreement and through Canada’s Economic Action Plan.
