BAM Properties’ plan includes the creation of 115,000 square feet seven-storey development on a pre-let basis. The interior layout and specifications will be configured according to the bespoke requirements of the prospective occupier.
Michael Smart, development director of BAM Properties, stated that the new office complex will be a high-spec development, designed and built to achieve a BREEAM ‘Excellent’ rating. It will be designed to deliver energy efficiency and low running costs. The building will be distinct for two outstanding features: flexible floor layouts that can be specified by the future occupier, and a host of energy-efficient features, adds Michael Smart.
Construction will commence immediately following agreement with a prospective occupier. This flexibility is possible because the design work is being done by BAM Design and the 18-month build will be undertaken by BAM Construction who, along with BAM Properties, is part of BAM Construct UK.
Latitude Blue is BAM Properties’ third office development in Leeds. Latitude is a major business park providing headquarters office buildings in Leeds, capable of accommodating a variety of requirements. Latitude Red, the first building was sold to IVG in 2007, and completed in 2008.
